What's Being Built
The project is the fourth edition of Interstate South Logistics Park, a massive industrial development by Scannell Properties near I-35 and County Road 70. This phase creates two new lots and one outlot from what was previously undeveloped land in the park.
The Domino's building will sit south of 215th Street and east of Jacquard Avenue, with two access points off 217th Street. It's an office, warehouse, production, and distribution facility all rolled into one — a built-to-suit designed specifically for Domino's Supply's operations.
Here's what the site includes: 19 dock doors on the east side of the building, 60 trailer parking spaces for trucks coming and going regularly, 142 standard parking spaces for employees, on-site stormwater ponding, and a future expansion area of about 25,000 square feet on the north end.
Why the Extra Parking?
Lakeville requires a conditional use permit for any development that wants more than 125% of the minimum required parking. The Domino's building needs 95 spaces but proposes 142 — that's 150% of the requirement.
But staff pointed out there's a good reason. When you factor in the future 25,000 square foot expansion, the parking requirement jumps to an estimated 118 spaces. At that point, 142 spaces is only 120% — well within the 125% cap. Building the parking now means Domino's won't have to tear up the lot later when they expand.
Commissioner Swenson praised the approach. He noted that many warehouse projects come through maxed out on day one with no room to grow, which forces businesses to relocate eventually.
The Building Itself
The facility uses precast concrete panels with a medium texture and four different colors to create visual interest — no plain gray box here. The building stands 43-44 feet tall, under the 50-foot maximum for the I-1 zoning district. Landscaping includes trees along the north side of the trailer parking to screen headlights, plus additional trees near mechanical equipment for screening.
Timeline and What's Next
Scannell's rep Jake Kurt didn't mince words about the schedule. The goal is to break ground as soon as city entitlements and infrastructure improvements are complete — and be weathertight before winter. For a facility that includes freezer and cooler components, that timeline matters. Kurt noted that cold-storage buildings are extremely expensive to construct, and the average freezer-cooler warehouse on the market today is about 50 years old. Moving isn't really an option once you're in.
The project goes to the Lakeville City Council on May 18 for final approval. No one spoke against it at the public hearing.
