Lakeville is looking at a new Goodwill next to Spirit of Brandtjen Farm. The Planning Commission recommended yes on Thursday, Aug. 20, 2026. City Council does not have a date yet.
The official plat name is Spirit of Brandtjen Farm Commercial 8th Addition. The city notice shortens it to SBF Comm 8th Addn.
What they want to build
The applicant is Goodwill Easter Seals Real Estate LLC. The engineer was Patrick Sarver of Civil Site Group. That spelling is from the hearing. We could not pull the city packet, so it is not packet-checked.
The site is one 1.95-acre lot east of Pilot Knob and south of CSAH 46. Plans show a 20,839-square-foot Goodwill retail store and 97 parking spaces. The city requires 83.
Some public drainage and utility easements would be vacated. Access is on private shared drives out to Elmhurst Drive and Pilot Knob through the Hy-Vee area.
What staff still wants
Staff said there are no significant trees. Forestry asked for more landscaping on the north side to screen the store from CSAH 46.
Elevations still need a revised plan to hit 65% Grade A materials and 35% Grade B or C. The hang-up is EIFS.
No surrounding owners spoke.
The vote
Staff recommended approval with 10 stipulations in a July 22, 2026 report. The commission recommended approval. Five yes votes: Zimmer, Shane, Swenson, Tinsley, Kuza. One last name on the recording was hard to hear.
There is no council date yet. Staff said the final plat and development agreements are not buttoned up.
This is not the same timeline as Kenwood Meadows on 172nd. That first item was pointed at a Sept. 8 agenda, likely City Council. The next Planning Commission meeting is Sept. 17. The Sept. 3 PC meeting is cancelled.
What this means if you shop that corner
If you use the Pilot Knob and CSAH 46 area, a Goodwill is now on the board. No neighbors spoke against it. Timing depends on the final plat and agreements, plus that revised elevation plan.
This is not the only new store coming. We already listed 27 approved commercial and industrial projects around town. Most of the big-name fill-in is still on the Cedar side, at Marketplace at Cedar. This Goodwill is a different corner. Same pattern, though: retail landing next to places people already drive.
The Planning Commission has been sending those commercial items up all year. In June they recommended another drive-thru building at Marketplace.
